Royal Bay Development – Colwood, BC

The Royal Bay Development in Colwood, BC is a major multi-phase community transformation, and On Point is proud to serve as the lead engineering firm. Our team has delivered design and construction administration for a significant portion of the site—approximately 40% of the north and 80% of the south. 

Our work spans master planning, detailed grading, deep utilities, roadway design, contract management, and coordination of all required municipal and utility permits. Covering roughly 105 hectares, the development includes commercial and institutional spaces along with a full mix of residential options—single-family, townhomes, condos, and apartments—supported by parks, pathways, bike routes, and modern urban streetscapes. 

Once a rural area, Royal Bay is now a vibrant, connected, family-oriented community shaped by thoughtful engineering and infrastructure design.

The Royal Bay Development in Colwood, BC is a major multi-phase community transformation, and On Point is proud to serve as the lead engineering firm. In 2022, On Point was engaged to deliver the project’s civil engineering, project management, and contract administration services for the City of Langford’s Local Service Area Agreement – connecting stakeholders. 

Our team has led the detailed design and construction of more than two kilometres of municipal roads and civil infrastructure, while master planning land use for over 70 hectares of future development. On Point has also contributed to the design and coordination of regional water supply and sanitary sewer master planning to serve the project and surrounding lands. 

To date, On Point has overseen the completion of over 400,000 cubic metres of earthworks and more than one kilometre of municipal roadway and utilities. Through every stage of design and construction, we’ve worked closely with multiple stakeholders to align design, schedule, and intent – keeping the project on track and on budget.

Solaris Condominium at Westhills – Langford, BC

Serving as Construction Manager for the Westhills Solaris Condominium project, our team successfully delivered this ambitious multi-family residential development featuring 130 modern units across two four-storey wood-frame buildings. The project encompasses 132,452 square feet of residential space constructed over a shared single-level underground concrete parkade that includes storage and service areas. A central landscaped courtyard and exterior amenity spaces enhance livability, while thoughtfully designed units offer quality finishes and outdoor amenities. 

We provided full pre-construction and construction management services, leading the project from early planning and consultant coordination through to final occupancy. Our early involvement strengthened cost control, reduced risk, and maintained an efficient schedule, ensuring high-quality construction delivered in full compliance with all building codes and regulatory requirements.

Wellington Secondary School – Nanaimo, BC

On Point’s Construction Management team worked closely with several consultants to prepare designs and construct a six classroom, two-story modular classroom complex which included the building and siteworks. In addition to the building, this school required the construction of 20 additional parking stalls on this site in Nanaimo, BC. This project was to be built near the existing, occupied school, and so required careful planning and coordination to ensure student safety was paramount, while also prioritizing scheduling and budget requirements for the school district.

This project was managed concurrently with Chase River School.

On Point’s Construction Management team has partnered with several consulting firms to design and construct one five classroom, two-story modular classroom complex consisting of building and siteworks, as well as design and pave 20 additional parking stalls on the site of Chase River Elementary School, located in Nanaimo BC. This project required adherence to stringent safety, seismic, and environmental standards, in addition to the LEED Gold standards for energy efficiency and sustainability. Our team is experienced in delivering modular classrooms that meet and exceed these standards, ensuring occupant comfort, resilience, and a low environmental footprint. 

This project was managed concurrently with Wellington School.  

Sustainable Services Ltd. (SSL) Water & Energy Utility – Langford, BC

Sustainable Services Ltd. (SSL) Water & Energy Utility – Langford, BC

On Point serves as the lead civil engineer for SSL Sustainable Services Ltd., the infrastructure service provider supporting the rapidly growing Westhills community in Langford, BC. Our team has designed and delivered more than 15 kilometres of critical water infrastructure, including watermains ranging from 150 mm to 400 mm constructed with PVC, HDPE, and ductile iron, along with integrated pressure-reducing valve systems. 

Beyond distribution networks, On Point led the design and construction of key utility assets, including a pump station, district energy facility, and the master planning of two new 500,000-gallon glass-lined, bolted steel reservoirs. We continue to provide ongoing engineering oversight, administering all system extensions, service connections, and infrastructure upgrades—ensuring reliable, resilient water service for one of the region’s most dynamic master-planned communities.

At City Gate, On Point delivered the planning and design of 650 metres of new urban roadway and deep utility infrastructure in Langford, BC, supporting a growing mixed-use district anchored by a future secondary school, multi-family housing, and commercial development. The project included full water, storm, and sanitary systems, integrated streetscapes, and complete road construction. 

A key component was the redesign of one of Langford’s busiest intersections, requiring road widening, new bike lanes, and the replacement and upgrading of major utilities, including a 300 mm watermain and drainage infrastructure. The work also delivered two new signalized intersections serving adjacent businesses, along with upgrades to the Millstream Avenue signal system to accommodate emergency vehicles, transit buses, and large vehicle movements. 

On Point provided end-to-end services, including surveying, design, contract administration, and construction inspection—ensuring a safe, efficient, and future-ready transportation corridor.

Royal Roads University, John Horgan Campus – Langford, BC

On Point delivered major frontage upgrades along Goldstream Avenue and Peatt Roads in Langford to support the development of a new multi-institution university campus. Our work included expanding road frontage to accommodate a 2.5 m brick-paver sidewalk, curbs and gutters, and full asphalt repaving of the major roadways. 

We also designed and installed a new BC Transit bus stop with a concrete pull-out bay and collaborated closely with the City of Langford on the design and partial implementation of a future protected intersection at the key campus access point. Completed in time for the campus opening in September 2025, this project enhanced accessibility, safety, and the overall streetscape for students, staff, and the broader community.

On Point delivered major frontage upgrades along Goldstream Avenue and Peatt Roads in Langford to support the development of a new multi-institution university campus. Our work included expanding road frontage to accommodate a 2.5 m brick-paver sidewalk, curbs and gutters, and full asphalt repaving of the major roadways.
